What is Snagging
Bought a new build home? Then you need to check it for any defects and report them to your housebuilder. A professional snagging survey can help you identify any issues your new home may have, and ensure your home builder rectifies them
New homes have faults too
So many homes have undergone renovations and extensions, you could be forgiven for thinking a new build is the only way to find a house that doesn’t have any issues. Unfortunately, this isn’t always the case, and quality control checks are needed for new homes as well as old ones. Even though it’s the responsibility of your house builder to identify and address any defects before the sale is completed, things can get missed. This is where a professional snagging survey can help.
Despite the freshly-painted plaster and brand new fixtures and fittings, newly-built properties can still contain defects that remain after the building work has been completed. These defects, known as ‘snags’, can be caused by faulty equipment, cheap materials or, in some cases, shoddy workmanship.
Most snags are small cosmetic faults such as scratched surfaces, missing hinges, or chipped paintwork. Although larger faults including cracks in the walls, damaged woodwork or badly-installed bathroom and kitchen fittings could also be lurking. Whatever the defect, it is up to you get them itemised and report them to your housebuilder so they can fix them to your satisfaction. If not picked up these snags can soon become very costly.
When should I get a snagging survey done?
The ideal time to get a snagging survey done is when your property is finished and you complete your move. Ideally this would be the day you move in. Most builders give you a 7-14 day window to compile your snagging list.
New-build properties are covered by a 10-year structural warranty, although you only have a two-year window from your completion date to report any defects (including cosmetic ones) to your house builder. The longer you leave it, the harder it is to get problems fixed as your house builder can argue you caused the damage.
While you can always check your new property yourself and put together your own snagging list, it’s advisable to get a professional snagging company to undertake a survey. Not only will they have the equipment and experience to thoroughly inspect your new home, but they’ll know what to look for too. Bear in mind, your house builder is not obliged to inform you of any known defects and issues, so it’s always best to have a professional opinion.
